feasibility study for A BLOCK OF HIGH QUALITY FLATS
D2 Designs were asked to produce a feasibility study for a new development of flats on Joppa Road on the site of an old commericial unit.
Historically the site had been an Esso garage but was most used as a shop floor for the sale of Pianos by local businessman James Cameron - known for supplying pianos to many famous musicians, including Frank Sinatra and Van Morrison.
The client wished to investigate the feasibility of private flats on the site. Important design considerations were private amenity space and maintaining a palette and massing that would be sympathetic to the existing residential properties on the street. The design had to make use of what would be a thin plot for each flat and encorporated a number of stepped terraces to maximise private amenity space and natural lights and views out towards Portobello beach and over towards Fife.
